CHAPTER XVI. ZONING AND PLANNINGCHAPTER XVI. ZONING AND PLANNING\ARTICLE 4. SUBDIVISION REGULATIONS

The Subdivision Regulations for the City of Solomon, Kansas, as recommended by the Planning Commission, meeting the conditions for adoption prescribed in K.S.A. 12-749 are hereby adopted. The Subdivision Regulations shall constitute the basis for determination of land development procedures within the Zoning Jurisdiction of the City of Solomon, Kansas.

Areas within the City of Solomon exist which have previously been platted, but for which no provision has been made for the development of necessary public improvements to serve such platted areas. This article is intended to assure the proper and timely development of necessary public improvements in such areas by making the design standards and improvement requirements set forth in the Subdivision Regulations of the City of Solomon applicable to such previously platted areas.

No building permit shall be issued for a structure upon any unimproved lot in an area previously platted, unless the public improvements serving such lot comply with the design standards and improvement requirements set forth in the Subdivision Regulations of the City of Solomon.

Exemptions may be granted from the requirements of this article by the Governing Body. The procedure for the consideration and determination of applications for exemptions, including notice to oilier property owners and approval subject to delineated conditions, shall be the same as that for conditional uses pursuant to the Zoning Code of the City of Solomon.
